Looking down at the outdoor entertaining spaces...

This is taken as you stand at the south end of the backyard ~ which is totally private & fenced. To the right you can see the terrace off of the formal living room...a few gentle steps lead to the lower patio and pool. Notice the hot tub and the Laminars: big arcs of moving water that light up at night with translucent streams of colored water. At the far end of the pool, you can see the covered patio (stay tuned for upcoming photos of this!). Notice the pickleball court at the back of the photo, and beyond that a trampoline! The curved staircase leads up to yet another outdoor patio with 3 sets of French doors that open to an incredible bonus/billiards room.

Here you can see how massive this property is and the layout of the home on the lot.

9 Palms...an estate you will never want to leave. So close to everything yet a world away at the same time.

The pickleball court...legend has it that this was the first one built in our state!

Now...let's start our tour. This is what you see when you open the front door.

I love the symmetry of this...lovely sconces flank the arched and roped entrance to the formal living room. You can see the handsome plaster crown moulding in this room. Just the right touch.

Back in the living room looking through the foyer to the formal dining room. Great ceiling height in this room as it is set down a few gentle steps from the foyer.

In the living room looking out to the dining terrace. Notice that there are two sets of French doors which create a fabulous indoor-outdoor flow for entertaining.

Am I at the Four Seasons? No, just here at 9 Palms living the good life!

The scale of this formal dining room is incredible. Notice the 3 chandelier's over the table-these are from the Plaza hotel in New York!

The main floor library/office sits directly behind the foyer, and in-between the living and dining room. On-point leaded windows showcase the lovely gardens & patios and walls of bookshelves provide elegant storage for your book collection.

This is one of 4 gas fireplaces on the main floor. Love that original stone surround.

In the back hallway that leads to the kitchen is a small organization area (also with a great view!), and can be closed off with pocket doors.

This is a first for me. I have never seen a Officine Gullo cooking island & commercial grade hood: 4 burners, induction station, griddle station, pasta/steamer station, prep area, convection oven, gas oven & warming area with 2 levels! Like a big lovely piece of jewelry for your kitchen! Also in the kitchen, an island for watching the cooking/TV while eating with room for 6 stools. Two Miele dishwashers, and a full size Miele refrigerator & freezer, 2 sinks, curved breakfast nook & so much more! Notice the adjoining family room through the archways....

This photo is taken from the family room looking back at the kitchen. Did I forget to mention the full size wine fridge-it is to the left of the column in this photo. Also, you can see now the beautiful box-beamed (painted tin) ceiling in the kitchen. The doorway at the back of the photo leads to the formal dining room.

In this photo, you are at the kitchen island looking into the family room. I love how this whole part of the home is laid out. One great space leads to yet another. Notice the hand carved stone fireplace and mantle that anchors the far wall flanked by double arched windows that showcase the garden. You can see the beginning of the outdoor entertaining area to the left. .

Now you can truly see how this space is so incredible Casual, inviting and yet and the same time...WOWZA! There are nana-wall doors that open to the covered patio with zero threshold (they hang off of a large I-beam). There are 4 lovely wall sconces and an art deco style chandelier in the family room. Did I mention that there is a 19 zone Sonus system in the home-so, is you want music at your parties-not a problem!

Behind a 300lb door with ornate ironwork and glass (& secured by a boimetric lock)...your 1250 bottle capacity awaits! There is a racking system to ensure that every bottle's label can be seen, including low power LED lights shining sown on the bottles. Venetian plaster walls and a travertine tile floor.

Notice in this photo the beautiful chandelier.

And if all the above was not enough...there is a state-of-the-art golf simulator in the lower level! Ten foot ceilings and stadium seating (behind the railing in this photo). On one wall is the 7th hole in Pebble Beach and on the other, hole #13 at Bandon Dunes. SO. MUCH. FUN!

Now up to the second story. Over the family room is a bonus room with 3 sets of French doors that open to yet another outdoor terrace. Simply too much! A vaulted & beamed ceiling adds volume.

The upper patio off of the bonus room. You can see the beginning of the curved staircase that leads to the lower level to the right in this photo.

The primary bedroom is anchored by a fireplace and has sets of windows that face both sides of the home. A walk-in closet and master bathroom are through the arched doorway.

Master bathroom, double sinks & vanities, soaking tub, shower, make-up station & a large walk-in closet complete.

The second bedroom has a Juliet balcony and also is en-suite.

This is the apartment bathroom.

Steam shower w/ bench.

This corner bedroom is also en-suite and has a huge walk-in closet/dressing room.

the adjoining 3/4 bathroom.

This apartment has its own living area, kitchen & full bathroom/bedroom. It is located on the second level behind the bonus room. Perfect for a nanny or a visiting guest.

The third bedroom enjoys a backyard view and a "hidden door" that leads to the 3/4 bathroom. All bedrooms are air conditioned by the way.

And, the apartment bedroom...

Such handsome curb appeal.

This home is completely gated & secure with two auto gates and an auto court that can house up to 10 cars. The three garage doors house a beautiful heated garage with high ceilings, parking for 4 cars (one tandem spot), and plenty of storage room for all your toys! Over the garage, but not pictured in this photo gallery is a state of the art GYM!
